Documentation of MVHOA Home Ownership

Data Sources:
1. 2005 Mt Vista Association Directory – the little light green book of names, addresses and phone . Alpha sort.
2. 2015 Dissolution Petitions provided by homeowner who participated in collection – inclusive of name, address and phone , homeowner signatures and Mt Vista Lot where known. Alpha sort by batch.
3. List of Mt Vista home owners provided by Invest West Management as of August, 2019 – Alpha sort.
4. List of Mt Vista home owners provided by Clark County as of December, 2019 – Alpha sort.

Purpose of study/comparison: To determine the extent of turnover of homeowners thus properties within the 10 or so subdivision/additions by original contractor from known and probable trusted sources from the approximate date of the last survey(s) of Mt Vista homeowners in 2007/2008. That survey was developed by Mt Vista resident Jim Callihan whose business and livelihood was/has been based on developing surveys for business and government interest. He was assisted by Jerold Dodson. The product was produced independent of the Board of Directors.

Synopsis of findings from my study/comparison:
1. Comparison of N&A from March 2005 to IWM MVHOA August 2019 – Approx.56% turnover of ownership.
2. Comparison of N&A from Dissolution Petitions in 2015 to IWM MVHOA August 2019 – 125 of 172 still are residents of MV.
3. Comparison of N&A from IWM MVHOA August 2019 to Clark County December 2019 was found to be surperfluous so the comparisons to the August 2019 is considered satisfactory for purposes of this study.
4. Comparison of N&A from Dissolution Petitions 2015 to IWM MVHOA August 2019 – 63 of the 172 signing Dissolution Petitions in 2015 were residents in May 2005.

The conclusion from this limited study is that:
1. There is a large contingent of our MV neighbors who may not see the need for nor have a desire for their homes to be part of a HOA.
2. MV is a desirable neighborhood with continuing turnover of ownership.
3. A non biased survey of our neighbors (the approx. 430 homeowners of the 10+ phases of initial home construction in MV) is needed to better understand what our homeowners want and expect from the MVHOA.
4. Explore (thru a non biased survey) the possibilities for continuing or discontinuing the MVHOA.
5. Explore the premise that the HOA brings value to homes in MVHOA.
