Post 3rd Offerings: properties that have gone on our tax sale 3 times with no bids.
There are 3 properties, but the one on Anna Street has a First Right of Refusal deadline of September 27. We may scratch this offering if it gets paid.

All offerings are buyer beware and do your homework.
It is the bidder's responsibility to investigate the property before submitting the bid including but not limited to: ownership and title, location and legal description, condition of property, access to the property, environmental conditions, any encumbrances, any occupancy, and any other matter affecting the property. The Phelps County collector does not guarantee a clear or marketable title and does not provide legal advice to prospective bidders. Remember, the successful bidder, in addition, will be responsible for all 2026 taxes and any liens that may be on for the 2026 year. Also applicable recording fees, deed preparation, and processing fees; and any other amounts required by Missouri law- before issuance and recording of the Collector's Deed.

Due to an upcoming staff retirement, the Phelps County Collector's office is looking for an Accounting Clerk to help process payments and help with monthly reconciling and distribution.
Must have strong people skills with payment processing experience.
Looking to fill before the end of August 2026. Can be flexible on date based on experience.
Starting pay is $16.80/hour ($35,000/year to $18.26/hour - based on experience. Retirement package and health insurance are available.

The application deadline for the Senior Tax Freeze is May 31. Renewals were sent in March and have the same deadline.
To qualify, one must be 62+, have a deed for the house, not claim an exemption in another county and/or state, can prove it's your main residence with a voter ID card or current utility bill with your address and name.
