"The Master Plan of the Borough of Rumson serves as a guide for community development, reviewing and recommending amendments to the Land Development Ordinance. It includes various aspects such as zoning, environmental management, and public works to ensure organized growth and sustainability."

• APPROVED: 50 Rumson Road subdivision (with stipulations)

• 54 Rumson Road subdivision testimony began at 10:00 PM (carried to January 12th Meeting)

Paraphrasing of 50 RR stipulations:

- Maintenance/Performance Bond extending 2 years post C/O to be determined at a later date.

- If the county does not approve the driveway entrance on RR for 50, it will have to be moved to TCL and then the application will have to be revisited/resubmitted.

Other:
~ The Post Office will assign a new house # for the new build on Tennis Court Lane despite it being a private lane.

~ Discussion and testimony about the ability for emergency vehicles, specifically firetrucks, being able to access Tennis Court Lane during busy season.

~ New aerial map was provided marking trees most likely to be removed.

~ Applicant will be builder for all properties. The original old house at 54 will 100% be staying, but will have some remodeling done (to be discussed in January)

~ Applicant testified that he will keep all new builds in the style of Rumson and this neighborhood.

~ Subdivision approved with one NAY

From what we understand from the meeting in November, some of the below figures are possible construction elements depending on the actual building plans (which have not been submitted). The plans submitted apparently reflect the largest build out potential, and therefore the largest impact.
That being said, there will be an impact if four new homes are built where there once stood none.
Please attend the meeting to voice your concerns and ask questions of the builder.
