Wendy Cambria grew up in Rumson and returned to her hometown with her husband and twin daughters, Sophia and Caroline, 16 years ago.

She began her real estate career when her daughters were in kindergarten and now works alongside her mother as her partner at O'Brien Realty.

Motivated by her desire to contribute to her community, Wendy chose to engage with the Rumson Republican County Committee. After orchestrating multiple events in support of county candidates such as Gerry Scharfenberger, Sue Kiley and Jack Ciattarelli, she took the initiative to approach the existing committee members and request a seat on the committee herself and has been on the committee for the past 2 years.

She is running for re-election this year with an amazing group of 12 candidates and is looking forward to continuing to serve her hometown and its residents. She is running for Rumson Republican Committee District 3.

1. PETE IZZO WAS OFFERED THE OPPORTUNITY TO CHAIR THE AFFORDABLE HOUSING COMMITTEE EARLIER THIS YEAR BY THE RUMSON MAYOR.

❌ HE SAID NO!

2. IZZO WAS OFFERED A SEAT ON THE RUMSON REPUBLICAN COMMITTEE THIS YEAR AS WELL.

❌ HE SAID NO!

3. IZZO THEN HAD A NON-RUMSON, COUNTY POLITICIAN DEMAND THAT SARAH POMPHREY AND/OR JOHN CONKLIN RESIGN FROM THEIR COUNCIL SEAT IMMEDIATELY AND "GIVE" IT TO IZZO VIA A DIRTY BACK-ROOM DEAL, WHICH THEY PROUDLY REBUFFED.

4. IZZO MOVED TO RUMSON IN 2020 AND ASKED TO BE ON THE RUMSON ZONING BOARD AND THE COUNCIL APPOINTED HIM. HE IS STILL A MEMBER TODAY. WHY DOESN'T PETE EVER MENTION THIS?

Sarah's deep connection to Rumson traces back to 1980 when she married Ed Pomphrey, Jr., becoming an integral part of the longstanding Pomphrey family legacy dating back to 1906.

Sarah and Ed raised their children, Lindsay and Austin, in our beautiful town of Rumson. Watching them attend the same public schools, play on familiar streets and parks as their father was truly special. Sarah actively engaged in school and sports programs, leading various annual events for over three decades. Her community involvement extended to organizations including the Junior League, Newcomers Club, Clean Ocean Action, Campership, and the VNA.

In 1995 Sarah reignited the Annual Christmas Tree Lighting in Victory Park. Her initiative transformed it into a beloved community tradition. Being a true patriot, she similarly revitalized the Memorial Day Parade in 2018 emphasizing its importance in honoring sacrifices.

Joining the Rumson Council in 2020 allowed Sarah to channel her energy into municipal affairs, serving as an active liaison on environmental and shade tree commissions. She was recently appointed as Chairperson for Rumson's representation in Monmouth County’s 250th Anniversary.

Sarah's dedication to highlighting the beauty of the peninsula and guiding families to their ideal homes is admirable. With her extensive experience spanning back to 1993, she has become a trusted and knowledgeable figure in the local real estate scene, ensuring families find not just a house, but a place they can truly feel at home.

Sarah's unwavering devotion to Rumson exemplifies her deep-rooted connection to its heritage and values. Through her tireless efforts, she safeguards the essence of Rumson for future residents to cherish and enjoy.

John Conklin III: Dedicated to Service

I've held a steadfast commitment to our beloved community. When my children were young, I became involved as a volunteer coach for recreational sports, sparking a desire to contribute even more to our town. This led me to seek a position within the Rumson Borough.

Appointed to the Zoning Board, I seized the opportunity to listen to residents, foster relationships, and directly learn from their insights.

In my role as Council Finance Chair, my focus remains unwavering: delivering comprehensive services to all residents in a financially prudent and equitable manner. Our Aaa rating from Moody’s is a testament to our judicious fiscal management.

Demonstrating our dedication to environmental sustainability and community well-being, the Council orchestrated a significant infrastructure initiative, inspecting and repairing over 40,000 feet of piping.

As liaison to the Recreation Commission, I've championed their efforts to provide recreational and social opportunities for residents of all ages.

As Council President, I consistently prioritize the best interests of my fellow Rumson residents. I eagerly anticipate continuing this collaboration as our town evolves and grows. It's my responsibility to ensure a solid foundation for this progress.

For the last 9 years, (John)ANDREW Ward and his wife Katie have enjoyed raising their two girls, Sophie and Ellie in our beautiful town of Rumson.

Andrew's career in finance spans over twenty years and is presently a Director for Investment Banking at Oberon Securities where he focuses on M&A and capital formation.

Andrew currently serves on the Rumson Zoning Board in an effort to give back and preserve the town we all love.

His children attend our top-rated public schools while his wife Katie serves on the Rumson Education Foundation Board.

AFFORDABLE HOUSING-

For over 30 years the Borough and Council have been workingwith the Council on Affordable Housing (COAH) state agencyand then Fair Share Housing (FSHC). The Borough filed its first Affordable Housing plan with COAH in 1995. Until 2015, COAH created rules that each town followed as part of the NJ affordable housing process. Rumson was compliant from 1995 thru 2015.

A 2015 statewide challenge of COAH by Fair Share Housing Center (FSHC) led the NJ Supreme Court to rule that COAH was not adequately advancing statewide affordable housing. The Court system took over the entire Affordable Housing process.

In July 2015, the Borough filed directly with the Court for immunity from builder remedy lawsuits. The Court granted the Borough’s motion, and immunity against all Mount Laurel lawsuits is still in full force and effect.

According to the Court’s experts, Rumson’s total affordable housing obligation was 602 affordable units.

The Borough began negotiations with FSHC for the Round 3 requirement thru 2025. A tentative agreement was reached for the Borough’s realistic development potential (RDP) to be 51 affordable units.

The process adopted by the Court allowed builders to intervene in a town’s Court approval process and settlement agreement.Yellow Brook (Mumford) was allowed to intervene in the Borough’s Affordable Housing Plan.

Mumford originally requested to develop three properties for a total of 91 market rate units in addition to the required affordable units. Your Council objected and after rigorous negotiations eliminated one property and reduced the market rate units to 34 in total on the Bingham Ave and Rumson Road sites.

The settlement agreement with FSHC, Mumford and the Court was finalized in 2020.

In response to the Market to Affordable plan becoming too expensive due to surging real estate prices, the Borough needed to change the original approved plan. The Borough needed to incorporate the 49 West River Road site and other changes intothe original settlement agreement.

As of May 2024, FSHC has agreed to the revised Round 3 plan. The Court will need to approve the revised plan.
