Some backstory on the oak flooring + the design. We found the floors on Facebook marketplace, from a gentleman who had removed them from a Detroit mansion in the late 1980’s, & they were mulled between 1909-1915 in Arkansas.

We rented a u-Haul and bought the entire lot (approx. 1600sqft) for $2,500 the week after we moved into the house in August.

The “picture frame” style of flooring we chose for this room, is found in 2 out of the 5 rooms on the second floor. But nowhere else in the house! This bedroom was carpeted, and we were disappointed to find that there were no hardwood floors under it. We aren’t sure whether there were ever hardwood floors, or if it had always been carpet clad.

This bedroom would have belonged to the heads of the household. Exiting through the French doors would have led to a screened second story sleeping porch - this porch is unfortunately no longer. (watch your step, lol)

Our goal was to replicate the high style and craftsmanship found throughout the rest of the home in this bedroom.

There are still 4 rooms which we will be installing the remaining hardwood. However, we do not plan to continue with this design, the most luxurious of finishing would have been saved for guest quarters, or those of the heads of household.

The remaining rooms we plan to finish would have been children’s rooms, and servant quarters. Which now serve as our offices and dressing rooms/closets.

Holy curb appeal overhaul, can you say YIKES!? And not to mention, one of the biggest things that is overlooked when it comes to preserving the integrity of structures on your property and your home is tree care. Trees will literalllllllly wreak havoc on all things good and jeopardize the well being and longevity of your buildings. This isn’t an ad. This is something I got super passionate about when we moved into The Hicks and I realized that if I didn’t get the walnut tree off the Carriage House AND FAST there wouldn’t BE a Carriage House, because the tree had been allowed to grow so far onto and INTO the roof that a strong wind, big enough rain, or lightning storm was really just about to take ‘ol girl with her I mean, bye bye!!! And maybe that sounds dramatic, but the size of the limbs on the roof….was actually shocking. Huge shout out to our new besties at Always There Tree Care for helping us get this done quickly safely, and with as much care as possible. Always There removed literally 5 trees which were already causing damaging to, or threatening the structures on The Hicks property earlier this week. I can’t wait to show y’all what a huge difference it made. And what’s more, we are already working with them on a long term plan and they offer repeat customers a 10% discount to support keeping their trees cleaned up and property protected from tree damage 💜🙏🏻
