Is mold testing even necessary during a home inspection? If your home inspector calls out organic growth or a mold-like substance, it is easy for the seller to claim the inspector did not find or state there was mold in the house. This often leads to a dispute between the seller and buyer on how to handle the situation or repair (if any). You certainly don't want the seller going around and just spraying bleach! There is one way to alleviate this...a mold test! Having a swab test and/or air test will give a definitive answer and will help establish guidelines on how to treat the issue. It also can help determine if there is a bigger issue at hand such as the extent of mold, moisture intrusion and possible moisture damage. Make sure your inspector recommends a mold test so you can have an actual document confirming if you have a mold issue. This will also give clarification on how to properly address the issue on the repair list.
