Flood Building Flood Building Welcome to the historic landmark Flood Building - for 100 years a symbol of the City its namesake, James Clair Flood, helped define.

His son, James L. Flood, started construction in tribute to his father in 1902 and hired architect Albert Pissis to design the twelve-story, 292,360 square foot building at a cost $1,500,000. When it was completed in 1904 it was the largest building in San Francisco. Now, it continues its original function as an elegant address for businesses, consulates and nonprofits of all kinds.

“Homebase has been in The Flood Building for over 30 years. The physical space of the building is amazing. Entering the lobby inspires a sense of wonder. You are immediately greeted by a small museum that displays the incredible history of the 100+ year old building. It is fascinating to look at how the building, and downtown San Francisco, have changed throughout the decades.

We especially love the location of The Flood Building. Right above Powell Street Transit Station makes commuting to and from the office easy. Staff regularly walk to Giant’s games or The Orpheum Theater after work, taking in all that downtown has to offer while having a central hub to store belongings or use the restroom.

The staff at The Flood Building are friendly and helpful. From the security in the lobby to the building managers on the 12th floor, everyone has been helpful and welcoming each day we come in. Extra effort really makes the building and its staff stand out.

Whether it is Max decorating the lobby for the holidays, Sheila, Sandra, and Jeanette throwing a building happy hour party at the end of the year, or Andrew helping us put in a new countertop, we always feel comfortable in the building. The Flood Building truly is our homebase in San Francisco for a staff that has spread out over the Bay Area.”

“If three tenants were to hold hands and say, ‘Hey, let’s go back to Powell Street,’ then all of a sudden the foot traffic does begin to build,” Karin Flood, who runs the historic Flood Building at the corner of Market and Powell streets that’s been in her family for generations, told me.

“Several months ago our hearts led us to SF and we were also particularly drawn for curious reasons to the nostalgia and historic nature of Flood building, its tall ceilings and marbled halls and stairs, what a special place. The location is fantastic as well, right in the hub of transportation in downtown, BART, MUNI, Powell St. and the famed Cable Cars too.

I really love all of the staff here at the Flood building, they are dedicated almost as part of a cause, and so friendly from the top down starting with Sheila Marko. She welcomed us and helped us get a great space. Working here on a daily basis, it’s like being at a high quality and service minded hotel that really cares, and who are super helpful and accommodating.

The security staff led by Max are great and friendly and protect the place. I am so pleased with the outcome of our office suite, which has been slightly modified (as per some of our specs) by the building and carpenter crew led by Andrew who is competent in his trade.

This place is the office that cares. They all do a fantastic job and make it all work. I have nothing but compliments to the Flood Building office and management. For over 13 years, we’ve been proud to welcome partners, collaborators, funders, and staff to our space at the Flood Building. This summer, the Flood Building generously welcomed us to work in residence in the vacated ground floor space overlooking the historic Cable Car turnaround at the base of Powell at Market Street. This residency has provided Robert Moses’ KIN with an incredible venue for increasing our visibility to the City and its visitors, who are welcome to watch for free as we rehearse and create new work for our audiences. The Flood Building has played a vital role in the 25+ year history for Robert Moses’ KIN, and is the home from which we are re-introducing the public to live art.”

The National Historic Landmark Flood Building: the tenants speak.

“The management defines the face and the spirit of the place. They are excellent at leasing and really caring specialists. Often, it takes a lot of courage to move into a new building . For me, Sheila Marko and her team were listeners, consultants, therapists, and a welcoming leasing agent. They really make people feel great and make this building a home.

Before renting an office at the Flood building, I rented a much larger office with its own bathroom in another building downtown. The management there did nothing for the tenants, they only raised and collected the rent. The whole building was shabby and neglected. Things are different here. The building looks and feels like an antique item, carefully cleaned, repaired, and maintained, like a vintage car which runs well and amazes people with its functionality and beauty. They even hired a crew to sort out the trash, separating recyclables.

There are handicapped accessible bathrooms, sanitizer stations, the corridors are clean. Everything works well and people working here look happy and content: the security guards, the janitors, the engineers, and tenants, of course. COVID reinforced the idea of continued connections so we returned to the classic convenience of 870 Market Street in the heart of Union Square. It’s a Cable Car ride to the Bay and a BART ride to SFO which means easy connections to the rest of Califorrnia, and the World.
