Santa Clara County Office of the Assessor Responsible for annual assessed valuation of all real and business property within Santa Clara County

The Assessor's Office is responsible for the annual assessed valuation of all real and business personal property within Santa Clara County. Each year the professional staff of the County Assessor's Office provides accurate assessments of all secured and unsecured property. The assessment roll, which includes more than 500,000 roll units of real property and business assessments, is the basis upon

which property taxes are levied. Property taxes, in turn, provide an essential source of revenue to support basic public services provided by schools and local governments, which serve as the basic foundation of our region's quality of life. The Assessor has the responsibility to locate all taxable property in the County, identify ownership, establish a value for all property subject to local property taxation, list the value of all property on the assessment roll, and apply all legal exemptions. Contrary to popular opinion the Santa Clara County Assessor does not compute property tax bills, collect property taxes, establish property tax laws, set rules by which property is appraised, or set property tax rates.

The August 8 FREE informal review request deadline is fast approaching! If you are a property owner in Santa Clara County, you should have received your Notification of Assessed Value (NAV) card in early July. Why is that important? The NAV card tells you the Factored Base Year Value or “assessed value” as of January 1, 2026, which is the basis of your property tax bill. If you disagree with the assessed value on your property, you have until August 8 to request a FREE informal review before your tax bill is generated. On Monday, January 26, the Santa Clara County Board of Supervisors certified the results of the December 30, 2025, run-off special election for Assessor, confirming the election of Neysa Fligor to the position.

A California State Board of Equalization Certified Property Tax Appraiser, graduate of Georgetown Law, former attorney for the Assessor’s Office and member of the Assessor’s Executive Management Team since 2024, Assessor Fligor brings expertise and experience that will allow her to seamlessly transition to the top leadership position in the Assessor’s Office.

Assessor Fligor’s priorities for the Office include ensuring assessments are done fairly and accurately, protecting revenues, improving processes to better serve taxpayers and residents, and increasing community engagement across the County.

Is one of these blue envelopes still hanging around your house? The December 10 Property Tax deadline is fast approaching!

Pay the First Installment of your secured Property Tax bill by using the online check option (E-check) at no additional charge. This payment method uses your bank account’s routing and checking account information. You can also pay in person, by USPS mail,* or by credit or debit card. If you pay with a credit or debit card, you will be charged a convenience fee of 2.22% by the payment processing company (not the County). Please make sure you pay by December 10 to avoid penalties. For more information, visit the County of Santa Clara, Department of Tax and Collections’ website at dtac.sccgov.org/home or call (408) 808-7900.

* To avoid penalties, the envelope must bear a USPS postmark dated December 10, 2025, or earlier; if no postmark is present, the envelope must be received by the Department of Tax and Collections office on or before December 10, 2025.
