Design Update: City of Oxnard, California.

Though they have not updated their online written fire prevention design requirements for Residential the following is now being required through "plan check corrections".

1. Fire sprinklers in all closets.
2. Fire sprinklers in all bathrooms.
3. Fire sprinklers in all overhangs over 48".

Though does not require sprinklers in these areas if they meet certain requirements, the City of Oxnard is requiring them regardless. Their reasoning is that they have responded to many home fires that have started in closets and bathrooms. Many homes have rooms for rent where closets have added electrical outlets that are used for small appliances. Cell phones have caused fires in bathrooms and closets also.

We have always put sprinklers in closets that have a light fixture because that is a possible ignition source, but now we put them in all closets.

Any questions or comments are welcome. We have been with fire sprinkler industry for 35 years. As a design/build contractor and design consultant to Developers, Architectual and MEP firms, we have a nice grasp on current "ways and means" and "best practices". 2. 9 buildings designed for the Architect overseeing Santa Barbara Airport Park.

3. Design/Build for Tantarra Winery in Santa Ynez includes Water Storage Tanks, Fire Pump, Fire Hydrant and Underground Firelines.

4. Design Development and Construction documents for Casa Dorinda in Montecito. 12 new buildings and major remodels.

5. Engineered submittal and installation plans for St Marks Church in Isle Vista.

6. OSHPD plans for St. John Hospitals new Angio Building.

7. Design/Build project for fire rebuild of the Leewood Apartments in Ventura.

8. Design/Build of multiple Thomas Fire residential projects. Salvaging existing 3/4” water meters by utilizing K-3.0 Factor Sprinklers with 12’x12’ Sprinkler head spacing.

9. Design/Build project for our charitable organization. 5 new homes for Habitats for Humanity in Oxnard.

10. Underground fireline and Overhead fire Sprinklers installed to retrofit Cabinet Shop building and the same for a new Sushi Restaraunt. Both in Santa Paula.

11. Storage Rack calculations and Seismic upgrades due to “change of use” in Los Angeles warehouse building.
