Maintenance Technician
Purpose of this Position:
Performs routine and preventative maintenance and repairs on all Christopher Homes buildings,
mechanical equipment, grounds and utility systems.
Scope
The maintenance person assumes responsibility for the overall maintenance operation within the
assigned facilities.
Essential Functions:
1. The proper operation of equipment and appliances in each apartment.
2. Responds to emergency requests as required.
3. Maintain grounds.
4. Completion of make readies, repairs, general maintenance, preventative maintenance,
janitorial and custodial duties.
5. Performs preventative maintenance procedures on buildings, mechanical equipment and
hand tools.
6. Maintain inventory of necessary replacement parts and equipment. Obtain estimates for
supplies and repair parts. Works with manager to order needed parts and equipment.
7. Knowledgeable of service, firms and/or individuals to perform services beyond the skills
of this job description. Develop contacts for after-hours assistance, if needed.
8. Set up for meetings or tenant events.
9. Performs outside custodial duties such as snow removal (as required).
10. Responsible to perform custodial maintenance of offices, community room, maintenance
shop, laundry room, public rest rooms and other public areas. as directed by manager.
11. Carries equipment, tables, chairs and other objects weighing up to (75) pounds without
assistance. Dollies are available to help with moving equipment and furniture.
12. All other duties as assigned.

5. Effectively use a variety of power lawn equipment, hand and power tools.

8. Ability to travel assigned area regularly and out of area for training
9. Ability to keep necessary records for federal inspection
10. Exercise independent judgment, initiative and adaptability.
11. Exercise tolerance and be able to communicate with individuals and groups alike
12. This person must have a basic working knowledge of electrical, plumbing, HVAC,
carpentry, cabinet repair, sheetrock, painting, and floor maintenance.
