Maintenance Technician
Purpose of this Position:
Performs routine and preventative maintenance and repairs on all Christopher Homes buildings,
mechanical equipment, grounds and utility systems.
Scope
The maintenance person assumes responsibility for the overall maintenance operation within the
assigned facilities.
Essential Functions:
1. The proper operation of equipment and appliances in each apartment.
2. Responds to emergency requests as required.
3. Maintain grounds.
4. Completion of make readies, repairs, general maintenance, preventative maintenance,
janitorial and custodial duties.
5. Performs preventative maintenance procedures on buildings, mechanical equipment and
hand tools.
6. Maintain inventory of necessary replacement parts and equipment. Obtain estimates for
supplies and repair parts. Works with manager to order needed parts and equipment.
7. Knowledgeable of service, firms and/or individuals to perform services beyond the skills
of this job description. Develop contacts for after-hours assistance, if needed.
8. Set up for meetings or tenant events.
9. Performs outside custodial duties such as snow removal (as required).
10. Responsible to perform custodial maintenance of offices, community room, maintenance
shop, laundry room, public rest rooms and other public areas. as directed by manager.
11. Carries equipment, tables, chairs and other objects weighing up to (75) pounds without
assistance. Dollies are available to help with moving equipment and furniture.
12. All other duties as assigned.
Knowledge Skills and Abilities:
1. Ability to get along with people
2. Ability to read and comprehend simple instructions, short correspondence, memos.

3. Ability to write simple correspondence.

The Maintenance Laborer assumes responsibility to support the Maintenance Technician, and provide
janitorial/custodial, and lawn maintenance at assigned facilities.
Essential Functions:
1. The proper operation of equipment and appliances in each apartment.

and custodial duties.
5. Follow schedules for preventative maintenance work.

Working Conditions
The physical demands described here are representative of those that must be met by the employee to
successfully perform the essential functions of this job. This job will require prolonged hours of standing,
kneeling, walking. This job requires moderate exertion as well as heavy lifting up to 75lbs. Employee will
be exposed to extreme temperatures both hot and cold. The employee can be called upon during offduty
hours, to cope with emergencies.

There are deadlines associated with this position, which may cause stress. The Maintenance Laborer
must work closely with the Maintenance Supervisor to prioritize the work to accomplish tasks in a timely
manner.

1. The rental of all units under written lease agreements in accordance with HUD regulations.
2. Maintain according to HUD Compliance Standards a Wait list by date of those applicants seeking housing with the Christopher Homes complex.
3. Collection of all rents.
4. Setting up and maintaining proper accounting procedures and records.
5. Marketing of Complex according to the AFHMP(Affirmative Fair Housing Marketing Plan).
6. Advertising (i.e. procuring paid ads, participating in local health fairs and Business Expos)
7. Oversight of maintenance of buildings and grounds.
8. Establish methods of handling daily routine work and schedules of preventive maintenance according to inspection schedules.
9. Safety, security and well-being of the residents. Establish monitoring systems and “buddy” systems among residents; develop good relationships with local police and fire departments.
10. Maintain inventories of supplies and equipment.
11. Responsible to get the best pricing for services or supplies.
12. Establish contact with families or agencies for final responsibility for resident in the event of death or incapacity.
13. Initiate activities on behalf of the residents.
14. Make monthly progress reports to the Executive Director.
15. Promote good public relations with groups, agencies and churches in the community.
16. All other duties as assigned
