What STATE are you operating in?
What CITY?
What Veteran population do you want to serve?
Independent Veterans?
Veterans needing light supportive assistance?
Older Veterans?
Veterans transitioning from homelessness?
Veterans who need a structured shared-living environment?
Those are NOT automatically the same business model.
Figure out WHO youβre serving FIRST.
Then build around them.
πΊπΈ STEP #2 β RUN THE NUMBERS BEFORE YOU BUY FURNITURE
Some of yβall are shopping for bunk beds before youβve calculated the business. π
STOP THAT.

They are BUSINESS-MODEL EXAMPLES so you understand the possibilities.

Potentially 6 residents
$7,500/month gross
Approximately $1,731/week
$90,000/year gross

Potentially 8 residents

And those are GROSS revenue examples.
You still have to account for:
Mortgage or rent
Utilities
Insurance
Food, if included
Maintenance
Furnishings
Staffing, if your model requires it
Vacancy
Transportation
Administration
Taxes
Licensing/compliance costs where applicable
GROSS REVENUE IS NOT PROFIT.
But the potential deserves your attention. π°
πΊπΈ STEP #3 β BUILD A SERVICE ECOSYSTEM, NOT JUST A BED BUSINESS
THIS is where entrepreneurs need to start thinking bigger.
Housing may only be ONE piece of what a Veteran needs.
Depending upon the Veteran, eligibility, your credentials, your contracts and your state, supportive needs may include:

π Transportation

π§Ή Homemaker assistance
π§πΎβ𦽠Assistance with activities of daily living
π Benefits/resource navigation
π₯ Healthcare coordination

BUT LISTEN CLOSELY:
YOU CANNOT JUST ADD RANDOM FEES BECAUSE A VETERAN NEEDS MORE HELP.
Some Veterans already qualify for VA transportation, home-health, homemaker or other supportive services.
Some services require licensing.
Some require contracts.
Some require approved providers.
Some have specific payer rules.
And you NEVER want to bill twice for something already being paid for elsewhere.
THE MONEY COMES FROM BUILDING THE RIGHT STRUCTURE β NOT MAKING UP CHARGES.
Thatβs why I keep saying:
You need to understand:
WHO IS THE CLIENT?
WHO IS THE PAYER?
WHO IS THE REFERRAL SOURCE?
WHAT SERVICES ARE AUTHORIZED?
WHAT DOES YOUR STATE REQUIRE?
WHAT CAN YOUR BUSINESS LEGALLY PROVIDE?
Thatβs how you start building something REAL.

Donβt only ask:
βHow much money can this one house make?β
Ask:
βWhat BUSINESS INFRASTRUCTURE can I build around this population?β
Maybe eventually you have:

π A properly structured transportation company
π€ A qualified case-management/support organization
π Property-management infrastructure
π Intake and placement systems
π€ Community partnerships
Now youβre not thinking like somebody renting bedrooms.
YOUβRE THINKING LIKE SOMEBODY BUILDING AN ORGANIZATION.
Thatβs NEXT-LEVEL thinking. π―
And YESβthe exact numbers, regulations, occupancy limits, programs, voucher amounts and opportunities are going to look different in:
Michigan.
Georgia.
Texas.
Florida.
California.
Tennessee.
Ohio.
North Carolina.
And every other state.

Do NOT let that scare you.
Figure it out.
Make the calls.
