Tank sweep complete in Hardwick, NJ! 🏡

Our tech met the agent onsite at this Warren County home. The property is oil-heated and we confirmed an active above-ground tank (AST) in the garage, with vent and fill pipes coming out the front of the house.

✅ No UST detected
✅ No additional vent or fill pipes found
⚠️ Noted obstructions: could not scan under the AC unit or under the raised back deck, both documented in the report

💧 NJPWTA water testing in Jackson, NJ: pre and post treatment samples, arsenic and gross alpha panel.

When a home has a private well and it's going through a sale, purchase, or rental transaction in New Jersey, a PWTA Water Reportable test is required by law. This one included extended testing for arsenic and gross alpha: two contaminants that show up naturally in parts of NJ and require specific lab analysis.

Our tech sampled at two points:
Pre-treatment at the pressure tank (what's coming straight from the well)
Post-treatment at the kitchen tap (what's left after the filter, softener, and UV system do their job)

That comparison is everything. It tells you whether the treatment system is actually working, not just that it exists.

Did you know a NJ Private Well Testing Act (PWTA) test isn't just one sample from the tap? 💧

At this Sussex County home, our team collected both raw and treated water samples, one from before the treatment system (that's your true, unfiltered well water) and one after. That Culligan softener and those sediment filters do a lot of good work, but the PWTA requires we test what's coming straight out of the ground, too.

It's one of those details that makes a real difference at closing.

🔍 GAME: Guess where the oil tank might be hiding.

We just finished a tank sweep at this property in Woodbridge, NJ. The home runs on gas heat, so odds were good we'd come up clean. And mostly? We did.

Here's what the sweep showed:
✅ No above-ground storage tank (AST)
✅ No underground storage tank (UST)
✅ No vent pipes
✅ No fill pipes

But here's where it gets interesting, look at these photos. See the front bushes? The AC unit on the side? The storage boxes and that back deck? We couldn't fully scan under any of those. And in our report, we say exactly that.

That's not a failure, that's how a legitimate sweep is supposed to work. You deserve to know what was checked and what couldn't be accessed. No guessing. No glossing over the hard spots.
