I am trying to think of the basics a person would want to know about when inquiring, to save time and effort. So please read before inquiring. :-) I should say that WWR is currently 420 friendly, hence, not child friendly. Kids love it here, but perhaps not a good environment for them. :-)
Three acres (potential to add more), 365 stocked trout stream on property (1 of 5 in the county), surrounded by woods on 3 sides, surveyed, no mortgage, 14 years ago I had the old part of the house gutted, open concept, added 1.5 bathrooms, 4 dormers, gas or electric stove, spray foam insulation, all new electrical wiring, hardwood floors, granite countertops, downstairs master bedroom en suite (separate entrance, pocket doors, this could also be an office for a holistic business incubator or???), one or two bedrooms upstairs with half bath and balcony. Main bath is handicap accessible, zero clearance shower, laundry, and a walk-in tub that has color therapy and it has an insulated oversized soaking tub. The attached garage has never been used as a garage! Insulated for additional living quarters. Main floor is ALL handicapped accessible with 36" doors and lever handles.
Barn with retail shop and a detached garage. Just too much to include here. Good vibes, 1 foot on center studs with an 18" thick foundation. Option of well water. Horses, chickens, goats, ducks... And Good Vibes! Something is going on here... it is Positive and Healing and Uplifting!
This is considered the BEST LOCATION IN SPRING VALLEY because the old RR bed breaks all the western winds, incredibly private for being in town, in a "everyone minds their own business" neighborhood, and it is on County 1 which is plowed. Spring Valley doesn't really get to plowing like most folks would like.
Whispering Winds is three blocks from the downtown, City Park and 8 mile RT bike/walking/running trail across the creek, entire town is within 1 square mile hence walkable/bikeable, clinic, drugstore, grocery store, Dollar General, convenient stores and restaurants, tournament level disc golf, swimming pool, lots of parks, lower cost of living, fast WiFi, largest town in Fillmore county (pop. 22,000) with a population of 2,500.
Twenty-two miles to the international airport, 25 miles to Mayo Clinic. Very little crime. Spring Valley has branded itself as Hometown, Minnesota and yes, it has that feel. Current mayor is pushing COMMUNITY! Tiny houses are being discussed, finally...
And Rochester is essentially the 2nd largest city in MN as most Minnesotans lump the Twin Cities as one. World Class medical and shopping galore! The Twin Cities are only about 150 miles away, if you want to go there. Shuttles from Rochester daily. :-)

I am turning 71 in the spring and cannot keep this property and the business up by myself. I would like to retire, but stay involved, and get to the book(s) I would like to write! I love gardening, but need help. I have a young black stallion, and an Andalusian rescue mare. So, I am going to naturally prefer horse folks. We can talk the same language. :-)
The micro retreat pays for all the essential bills (taxes, utilities, upkeep, insurance, Wifi, etc.) for the property. Even Rj said it only takes about 15 hours a week for the day-to-day operation, for 6 months out of the year. That includes cell and computer time, plus 1 hour a day of housekeeping.
The landscape takes a lot more time. Weeding, weeding, weeding, dividing and replanting, rejuvenating old flower beds and planting new ones, I am adding beds of annuals in the parking lot for a potential cutting garden.
The food gardens... Organic, were show gardens, raised beds and in ground, perennial Worden grapes, hops, asparagus. Food forest with Elderberries, Nanny berries, Goose berries, fiddlehead ferns, walnut trees, and all the ground medicinals as well! :-D
Bottom line, this is a one-of-a-kind property in a town that is trying to attract the tourism dollars. Twenty-five miles to world class Western medicine. No consolidated Holistic medical alternatives in the area.
My guests (Coming 10 years now with over 600 Five Star reviews) are women, solo and memory making with partners, between the ages of 25 and 45 - 95%. They are seeking connection! And this is an affordable getaway.
The business/opportunity doesn't have to be a commitment longer than a season, if you want. Have you wanted chickens, bunnies and ducks? They are here for you, or buy your own and raise them here. Predator proofing needs to be done. Gardening for natives, medicinals, food? I've got the gardens! Want to make your mark as an Airbnb host? Do you want a storefront? Some place to sell your holistic created medicines? How about sharing what you know with others???

I am open to others running the gardens (I am a Master Gardener, so ask me. :-), the shop, help in general. Trade is a vacation spot OR??? And this could be say 5 families who are interested in homesteading and just need land. What would you want do here?
Maybe you would like to take charge of Fairy Glen and create Fairy Gardens that won't be taken out by the next flood (metal or stone) or how about floating Fairy Gardens above 4'. :-) Maybe you would like to decorate the trail with more sun catching crystals? Create a "Hillbilly Hot Tub"? Setup a solar array and teach the basics to people? How about wind energy with a car alternator? Or give an outdoor painting class? Make some wine from the grapes here and teach the how to? Raise a lot of tomatoes and have a canning class in the fall?
The map that I spent way too much time on with Chatgpt this afternoon... getting frustrated... is attached for some kind of visual. Need an actual artist to draw this, IMO.
