π 2026 Certification of Taxable Values Has Been Completed π
What does that actually mean for you as a Frontier County property owner and taxpayer......π
π²1. What does "Certifying Value" mean?
By August 20, the Assessor officially certifies the total current taxable value (both real property and personal property) to every local political subdivision inside Frontier County. This includes our cities and villages, school districts, rural fire districts, natural resources districts (NRDs), and agricultural societies. Think of it as handing every local taxing entity the official, finalized "pie chart" of all taxable worth within their specific boundaries.
π₯οΈ 2. The Assessor Measures the Base, Not the Tax Rate:
A common misconception is that the Assessorβs office sets your taxes. We don't! Our constitutional and statutory job is to ensure fair, equalized property valuations. Once those values are locked in, we provide the total math foundation. We do not collect the taxes, nor do we determine the tax rates.
π’ 3. How Local Boards Use This Number:
Local political subdivisions take the certified taxable value total and use it to calculate their upcoming tax levies (tax rates). They divide the total property tax dollars they need to fund their public budgets by this certified valuation total.
π What Comes Next for Taxpayers? Now that the Assessor has certified these values, local political subdivisions use them to lock in their proposed property tax requests and operating budgets.

Get Involved and Attend Budget Hearings: August & September is the primary season for local government transparency. Cities, school boards, and other taxing authorities hold public budget hearings and joint public hearings in August & September.
π£οΈ Make Your Voice Heard: These budget hearings are your direct opportunity to look at proposed spending, ask questions of elected local officials, and comment on public budgets before final tax requests are filed.
