Hey Telluride!

We can help get another affordable housing project get built. —-> We need your letters of support for the Voodoo Project!

It takes just 5 minutes out of your day… Read below ⬇️

The Voodoo project has it’s final HARC meeting this Weds, July 20th at 4:00.

Here are the quick facts about it:

- 28 deed restricted rental units
- 32 parking spots
- Main floor includes deed restricted commercial space, public bathrooms, and the new freebox location
- it’s located on the north east corner of Pacific and Willow

The Town of Telluride is building this project and they have amended the plans based on HARC requirements. We could get this project started this fall!

We need public support for affordable housing for locals IN the town of Telluride. (That includes supporters)

All eyes on who campaigned in the last election on BUILDING AFFORDABLE HOUSING as a solution to our local housing crisis and are now ACTIVELY FIGHTING THE RIDGE PROJECT, an affordable housing development that could house hundreds of local employees. 👀👀👀 Seems like those were empty promises made to win votes. 🤔

is lobbying its members to oppose and fight against the construction of affordable housing. The President of the Telluride Association of Realtors is utilizing the organization to rally opposition letters to the Ridge project, which is in his neighborhood. Their current tactic is trying to get one of our County Commissioners to recuse herself for the vote on this project because she has worked on affordable housing initiatives. 🤦🏻‍♀️ Cool.

Many realtors are for housing, and we love that, but too often we are seeing opposing housing projects. Here’s a little history lesson: opposed developers being required to provide housing, opposed raising housing mitigation fees, opposed increasing short term rental taxes, opposed building housing in town because “the land is too valuable”, and now oppose building housing out of town because there “isn’t enough infrastructure.”

To say we are exhausted is an understatement 😮‍💨. Telluride is in critical need of 600-800 new housing units and our town, local businesses, essential services and culture and community will crumble without affordable housing for locals.

We are incredibly excited and heartened to see San Miguel County and the Town of Telluride working together to lay the groundwork for future affordable housing on Deep Creek Mesa. ✨Hey locals! ✨Please follow for updates on local affordable housing in Telluride! 🏡 They’ll be sharing the most current information on projects like Voodoo and The Ridge and telling YOU how to fight for affordable housing in your town.

One thing we’ve learned over the past year is that fighting for affordable housing in Telluride is not glamorous. It’s often about writing emails and letters and showing up to Town Council meetings. Lots of Zoom public comment sessions in our belt this year. 😂 And sometimes it’s about taking heat from friends and neighbors. 🔥 Affordable housing is controversial and space here is SCARCE.

Tellurneighbor is a volunteer-run page 🙃 and was primarily established to advocate for Ballot Measure 300. After the election, we continued to share info on affordable housing because we became a trusted source for working-class locals to get the lowdown on these projects.

We are excited to share that is taking on a more active role in sharing regular updates about affordable housing. They have the time and resources to do that, while we are simply volunteers.

We will be sharing and signal-boosting updates from here on our platform in the coming months and hope that you all will get involved. Write an email, Zoom in, and know that we need YOUR voice in this fight! 💙🏡

CALL TO ACTION! Telluride, here is your chance to SUPPORT LOCAL AFFORDABLE HOUSING! Please tune in at 5:30 pm tomorrow (Wednesday, March 16th) to the HARC meeting to 📢📢📢 voice your SUPPORT for Voodoo, which will provide 61 new rooms of local housing, plus deed-restricted commercial space, storage, AND a permanent home for the Free Box!

Here’s the deal: the primary opposition to this *crucial* housing development are neighbors who do not want this affordable housing project to be built next door. They are concerned about the scale of the project, its height (max height will be 40 feet), and the density of the neighborhood. They are fighting HARC trying to keep this development small, while many of them applied for the same exceptions from HARC to build bigger properties. These exceptions are called “variances” and you’ll hear that a lot in the meeting tomorrow. The Town is requesting a 5 foot increase in height (only for a small portion of the building) and a 6,000 square foot lot (footprint) increase from the normal HARC regulations.

The truth is that high-density affordable housing is the most environmentally friendly and efficient way to provide the NECESSARY workforce housing to our town in crisis.

Here in the box canyon, we all know that land is scarce. This is one of the few lots our town can build on right now. So let’s make it happen, Telluride!

We behind 300 are paying attention to the audible silence (or outright opposition ) from the real estate and lodging industries who championed affordable housing in the last election to garner their votes. 2D told you they were in favor of affordable housing…. And right now, we’re hearing 🦗 🦗🦗

You want more affordable housing, Telluride? We need to build it. And we need your support for the Voodoo project. We won’t stay silent.

300 didn't pass. What's next?

First of all, we are SO PROUD of the work we have done putting Short Term Rentals at the forefront of the housing conversation in Telluride. ⚡⚡⚡ It's been exhausting-- we were fighting a campaign that outspent us 10:1-- and we need a little time to recharge our batteries and sleep. 💙

Thank you all for your incredible work and support on this campaign. We are wildly grateful and hopeful, and there are a few very important wins we want to celebrate from this election:

☑️ Electing a more progressive Town Council

☑️ Passing 2A, a restructuring of the lodging tax in Telluride that will put more money into affordable housing and less money into marketing and tourism

☑️ There is now a 2-year moratorium on new Short Term Rental licenses that wouldn't exist if we hadn't fought for ballot measure 300.

We are in this for the long haul, Telluride. We love our community and will keep fighting for you.

Taking a moment to say thank you for the dozens of citizens who have gone door to door with us this week, donated what they could to our campaign, put signs in their yards, windows and businesses, and pulled us aside for questions. 300 is truly a citizens initiative.

We are really looking forward to Election Day on Tuesday. There is still time for voter information. If you, your friend or your family member still has questions, send us a message and we can meet one on one or take a phone call.
