✨ New development news ✨ The first Latitude Margaritaville community is being planned for construction in Texas City.
Set to be built between State Highways 3 and 146, north of the Emmett F. Lowry Expressway and extending toward Moses Bayou, it will be an active adult community for ages 55 and up.
Approximately 3,500 homes are anticipated at build-out, along with resort-style amenities including a live music area, fitness center, restaurant, movie theater, a dog park and pet spa, pools and more.
The Latitude Margaritaville project is expected to create approximately 1,742 permanent jobs and generate $68.8 million in annual labor income in our area.
In addition, at buildout, it is also projected to generate approximately $1.6 million in annual sales tax revenue for Texas City and be home to more than 6,000 residents.
The project is being developed by Minto Communities, a residential developer and homebuilder with more than 70 years of experience that has built more than 38,000 homes throughout the United States. This year, Latitude Margaritaville was recognized as Master Plan of the Year by Future Place, an award presented by BUILDER Magazine.
Minto's first Latitude Margaritaville community, which is located in Daytona Beach in Florida, sold out more than five years ahead of sales projections and was recognized as the 55+ Community of the Year in 2019. The second community, located in Hilton Head, has expanded from approximately 3,200 to 5,800 homes and was named 55+ Community of the Year in 2020.
The company is targeting the first quarter of 2028 for the grand opening of the sales center and model park in Texas City.
