Could an ADU help Mom or Dad stay independent longer?

A few years ago, I worked with a woman who had lived in the same rancher for nearly 50 years. It was the home where she and her husband raised their daughters.

After her husband passed away, the house was still home, but it was also becoming a lot to manage. Taxes. Maintenance.
Mowing. Snow removal. Rooms she simply wasn’t using anymore.

And there was something else.

Loneliness.

Her daughter had property nearby, and her college-age grandchildren were there. So the family began exploring a different possibility: building a small home for Mom on her daughter’s property.

Her own front door.

Her own kitchen.

Her own routine.

Her own privacy.

But family just steps away.

Separate, but together.

Ultimately, life circumstances changed and this particular plan didn’t come to fruition. But I’ve never forgotten what it represented.

Independence doesn’t necessarily mean doing everything alone or staying in the same house forever.

Sometimes it means creating a home that gives you fewer burdens, more connection and more choices.

That’s one of the reasons I’m so interested in the possibilities ADUs may offer Maryland families.

I have a confession. I hate the name ADU. 😂

Accessory Dwelling Unit sounds like something buried in a zoning manual.

But the idea behind it? That I love.

Because when I think about ADUs, I think about something much more human:

Family. Independence. Connection. And most of all, options.
An ADU might create a home for Mom or Dad while keeping family close. It might give an adult child an affordable place to get started. It could provide space for someone going through a life transition.

Or here’s one people don’t always consider:

What if Mom and Dad moved into the NEW smaller, accessible home and the next generation moved into the family house?
Now we’re thinking differently.

I’ve spent the last few years studying, advocating for and teaching about ADUs because I believe families need more housing choices, not fewer.

Over the next several weeks, I’m going to share some of the different ways ADUs might work for Maryland families.
Not because they’re right for everyone.

But because sometimes the best housing solution is the one you didn’t know you had.

Thinking about selling someday?

One of the biggest parts of my job is helping homeowners figure out where their money and energy are actually worth spending before a sale.

And very often?

The list is much shorter than they expected.

You may not need new siding.
You may not need a new kitchen.
You may not need new flooring throughout.
You certainly don’t need your home to look like a professionally staged magazine spread before we meet.

The best time to call me is **before** you start spending money.

And maybe this isn’t about you.

Maybe you have a parent, neighbor, friend, client or loved one who keeps saying, **“Maybe in a couple of years.”**

That’s actually the perfect time to start the conversation.

On **October 8**, I’ll be one of the experts on the panel for **Should I Stay or Should I Go? — Part 2**, talking about what really matters when preparing a home for sale and how to make smart decisions that support what comes next.

After nearly 30 years in real estate, I’ve built quite a list of people I can call.

Need a roofer? I have one.

Electrician? Plumber? Painter? Contractor? Absolutely.

But as my work has moved deeper into aging, downsizing and helping families plan for what comes next, I realized something:
Families need a very different kind of resource list as they age.

Who do you call when Mom wants to stay home, but the house needs modifications?

What if Dad needs transportation?

Who can explain home care, Medicare, estate planning, reverse mortgages or senior move management?

And what happens when you don’t even know what kind of professional you need?

That’s one of the reasons I’m so proud of the community we’ve built through the National Aging In Place Council - Greater Baltimore Chapter.

Our network includes local professionals across housing, healthcare, finance, transportation and community support, with members who have been vetted and background checked through NAIPC.

I don’t need to know every answer.

I need to know who to call.

And increasingly, one of the most valuable things I can do for a family is simply connect them with the right person at the right time.

I’m sharing our new Greater Baltimore NAIPC brochure because you may not need one of these resources today.

But someday, you or someone you love probably will.

The best time to learn about your housing and aging options is before you are forced to make a decision.

Our recent “Should I Stay?” panel brought together knowledgeable professionals to discuss what it truly takes to remain safely and successfully at home. Those who attended left with more than information—they left with resources, trusted connections and practical next steps.

Even the professionals on the panel learned from one another. That is what makes these conversations so valuable. Aging well is rarely about finding one person with every answer. It is about building the right team and understanding your options early enough to make thoughtful decisions.

Could a renovation make your current home work better? Are additional services or supports needed? Would a move provide greater safety, connection or peace of mind? These conversations are much easier when they begin before a crisis.

Okay, let's talk about the STUFF. 😂

If you've lived in your house for 20, 30, 40+ years, chances are you've accumulated a lot of it.

And I hear this all the time:
“But my kids will want this.”

Maybe.

But before you continue storing that china cabinet for another decade, you might want to ask them. 😂

One thing I've learned from helping people through this process is that getting rid of things doesn't always feel like loss.

Very often, I see relief.

People feel lighter. Their homes feel lighter. And suddenly the whole idea of making a change doesn't feel quite so overwhelming.

If you don't know where to begin, don't start with forty years of boxes in the basement.

Start somewhere you'll feel the difference.

Ten minutes. One drawer. One corner. One little piece of prime real estate in your home.

There is a moment that happens in many of my conversations with homeowners considering a move. We start talking about the house.
