Community Update: Resident Access Gates in MUD 401

We want to keep you informed about the current status of the resident access gates in MUD 401.
We are aware that the two gates near the pool in Albury Trails Estates are not functioning properly at this time:

The gate just north of the pool opens, but needs adjustment.
The gate south of the pool is not working due to a battery issue.

A new service company will be coming out soon to service all residential access gates throughout the district. We expect this to resolve the current issues and improve overall reliability.

In the interim, we have propped open the two affected gates near the pool. We have also left the mower gates open in case the residential gates are closed, so residents can still access the area without inconvenience.

Regarding gate codes: Please note that we do not provide gate codes to residents. These gates are designed with timed access for security purposes, and sharing codes would defeat that intent.

We appreciate your patience while we work to get everything back in full working order. If you experience any other gate-related issues, please report them so we can address them promptly.

We are aware of the low water pressure in the district during the storms. Crews are out working on it and it should be resolved soon.

Weather Advisory: Best Trash Schedule
Update: Best Trash will not be operating on Wednesday, 1/22/25. Unfortunately, the landfills are expected to remain closed on Wednesday.

Please see the revised schedule below for the tentative schedule for the rest of the week.

Monday: We will run a regular service day.
Tuesday: Closed.
Wednesday: Closed.
Thursday: Possible delayed start.
Note: If the landfills close due to inclement weather, we cannot run our routes on those day(s).

The guidelines are subject to change depending on the actual weather conditions.

If we are unable to run our routes on your scheduled service day, your pick-up will be on the next scheduled service day.

If plants die due to the weather, they will be considered storm debris and handled accordingly.

Please note that a storm system is expected to hit our service area next week. To best serve our customers safely and productively during inclement weather, we will follow the guidelines below.

Note: If the landfills close due to inclement weather, we cannot run our routes on those day(s).

The guidelines are subject to change depending on the actual weather conditions.

If we are unable to run our routes on your scheduled service day, your pick-up will be on the next scheduled service day.

HCMUD401 has scheduled maintenance operations on sanitary sewer lines to begin the new year. This effort will include cleaning and televising sanitary sewer lines for deficiencies (if any) within the Inverness Estates Sections 1 through 6 subdivisions. This project will begin on January 6th , and will be completed by mid to late March of 2025. You can expect to find cleaning & televising trucks with contractor personnel working on segments of lines from manhole to manhole.
