We recently wrapped up our façade improvement program with funding provided by New York State Homes & Community Renewal. We completed 13 exterior improvement projects across our target neighborhood - North Central.

The pictured project included a full front façade paint restoration at this historic building on 6th Avenue. The homeowner chose a bold and highly contrasting color palette that certainly makes the property stand out and reflects their own personality and vision for the home. Whether traditional or modern, one of the great things about these programs is helping homeowners reinvest in their properties and take pride in the appearance of their homes and neighborhoods.

Programs like this are about more than paint. They help stabilize housing, preserve historic structures, improve streetscapes, and encourage continued private investment throughout the community.

One of the details that makes historic rehabilitation work so rewarding is bringing craftsmanship back to life.

At 3340 6th Ave, we recently recreated this curved stair handrail section that had been removed or damaged over time. Rather than replacing it with something modern and generic, the goal was to match the original character and flow of the staircase as closely as possible.

These kinds of details take patience. The curve, transitions, proportions, and connection points all have to feel natural to the existing stair. When complete, most people will walk by without realizing it was recreated at all, which is usually the sign the work was done right.

We are now nearing completion on this full two family rehabilitation. Once complete, the home is expected to be listed in the $200,000 to $250,000 range and will be restricted to an owner occupant household earning under 100% AMI. The goal is to create a quality homeownership opportunity while preserving the architectural character that makes these neighborhoods special.

332 9th Street is one of those buildings that tells the story of Troy.

When we acquired this property, it was in very rough condition. The structure had been compromised to the point that demolition was being seriously considered. Honestly, most people would have walked away from it. And truthfully, we understand why. Buildings like this take an enormous amount of time, effort, planning, coordination, and grit to bring back.

But we believed there was another path.

After going into contract on the building, we learned something unexpected and incredibly meaningful. One of our current Troy Community Land Bank board members actually grew up in this house more than 50 years ago. Suddenly this was not just another vacant structure. It became a reminder that these buildings once held families, memories, milestones, and life.

That is the challenge and opportunity of preservation.

Old buildings can look hopeless. They can become unsafe, neglected, and forgotten. But underneath the damage is often something worth saving. Not every building can or should be preserved, but when there is an opportunity to stabilize and restore something meaningful to the neighborhood fabric, we believe it is worth exploring.

This week we finished the cleanout phase at 332 9th Street. The before and after photos show just how much work went into simply getting the building to a point where stabilization work can begin. This is not glamorous work. It is dusty, dirty, physical, and time consuming. But it is the first step toward bringing a building back to life.

Next week we begin addressing one of the most critical structural issues: the large opening on the side of the building. Stabilization is the priority right now. One step at a time.

We are going to document this project here on Facebook because we want people to see that projects like this are feasible and can be accomplished. Too often people see the “before” condition of buildings like this and become overwhelmed, assuming they are beyond saving. The reality is that transformation happens step by step through cleanup, planning, engineering, stabilization, contractor coordination, and persistence.

Our goal is to show the process along the way and encourage others to see the potential that still exists in buildings like 332 9th Street. These projects take effort, but with the right vision and commitment, meaningful preservation and neighborhood reinvestment can happen.

This building will not be transformed overnight. But we are committed to the process.

History meets preservation at 332 9th Street, and we hope people will follow along as we continue the journey.

Proud to see this project come full circle today. Paul Donnelly, our Director of Operations at the Troy Community Land Bank, was there representing our organization and helping celebrate these four new affordable homes and the families who will soon move into them.

Projects like this take real partnership, persistence, and coordination behind the scenes. Excited to see more quality homeownership opportunities created in North Central Troy.

Great job to Habitat for Humanity Capital District, Troy, NY - City Hall and all of the hard work of the economic development and planning departments of the city for putting this project in motion.

This program is designed to help owner occupied homeowners address real issues in their homes. This includes code violations, safety concerns, and necessary repairs that help keep your home stable and livable.

We just posted a new scope of work for masonry repairs at 332 9th Street, Troy NY 12180 and are now accepting pricing.
