Time is running out. Submissions for the Middle Housing Design Competition close September 7 at 11:59 p.m.

Any individual or firm may submit up to four designs, and Multi-story Designs has been added as a competition category.

Fifteen designs will be selected, and each one receives a $1,000 award. Selected designs submitted for permitting as model plans will have building plan review fees waived. Designers keep ownership of their plans.

Selected plans join the City of Tucson Model Plan Library. In this online gallery, property owners can browse designs, see who created them, and connect with the designer to build on their own property.

Tomorrow, the Planning Commission will hold a study session to discuss two proposed updates to Tucson's development codes.

Living Landscapes Phase 1 proposes updates to the City's commercial rainwater harvesting requirements, focusing on capturing on-site stormwater, expanding tree canopy and shade, and supporting water-efficient landscapes suited to the Sonoran Desert.

The second covers Community Ordinances & Development Enhancements (CODE Tucson '26) is a package of proposed amendments to the Unified Development Code (UDC) aimed at modernizing and streamlining development requirements.

The meeting will be held on Wednesday, August 26, 2026, at 6:00 p.m. in the Mayor and Council Chambers at City Hall (255 W. Alameda St.). Doors open at 5:30 p.m. The meeting is hybrid, so you can attend in person or participate virtually.

There’s still time to submit your designs. Entries for the Middle Housing Design Competition are due Monday, September 7, at 11:59 p.m.

Architects, engineers, designers, builders, contractors, design-build teams, and students may each submit up to four designs. Fifteen designs will be selected, and each one receives a $1,000 award. Selected designs that submit for permitting as a model plan will have building review fees waived, and designers retain ownership of their plans.

Tucson Planning and Development Services and AIA Southern Arizona held a feedback session last week where participants brought designs and asked questions of AIA architects, along with our zoning and building staff. If you were unable to attend, the competition guide walks through the requirements and submission process.

The City of Tucson's Affordable Housing Fast Track Program is delivering results.

Established in response to Mayor and Council direction and the Housing Affordability Strategy for Tucson (HAST) Plan, the program gives qualifying affordable housing projects a streamlined path through the City's permitting process, with a dedicated Project Manager, required pre-application conferences, and a 15-day plan review target that cuts typical review times in half.

Since the program launched in 2024, ten projects representing over 1,000 units of affordable housing have moved through the Fast Track process, with additional projects in the pipeline.

Tucson Planning and Development Services and AIA Southern Arizona will be at the Sentinel Building (320 N. Commerce Park Loop) on Tuesday, August 11, from 4 to 6:30 p.m. Bring your plans for review by AIA members and PDSD's building team.

The City of Tucson now has land use regulations for large-scale data centers.

Last night, Mayor and Council voted 6-1 to adopt an amendment to Tucson's Unified Development Code (UDC) creating standards for these facilities. Before this, no rules written specifically for large-scale data centers existed in the City's development codes.

The new regulations address separation from residential areas and commercial and office uses, noise, water and power supply, energy mix disclosure, environmental review, and landscaping. Any large-scale data center proposal will now go through neighborhood coordination, a public hearing, review by the Zoning Examiner, and final consideration by Mayor and Council.

These regulations were shaped over the past year through public meetings, community comments, a committee of technical experts, and Planning Commission review. They take effect September 4, 2026.

Fake emails are circulating that appear to come from Tucson Planning and Development Services.

PDSD will never request payment or wire transfers by email or phone. Official permit invoices are sent only from [email protected]. A payment request from any other address did not come from the City.

Tomorrow, Tucson Mayor and Council will hold a public hearing on a proposed amendment to Tucson's Unified Development Code (UDC) that would establish zoning standards and regulations for large-scale data centers.

This is the last opportunity for the public to weigh in before Mayor and Council consider the amendment for possible adoption.

The hearing will be held on Wednesday, August 5, 2026, at or after 5:30 p.m. in the Mayor and Council Chambers at City Hall, 255 W. Alameda. The meeting will also be streamed live on the City of Tucson YouTube channel.

SolarAPP+ streamlines residential solar permitting for eligible projects in the City of Tucson, with permits issued within 24 hours and virtual inspections.
