⚠️ Scams targeting zoning applicants continue to appear. Please know, we will NEVER invoice you after you have paid for your application at the office. Please be vigilant when receiving emails or text messages requesting payment.

We are aware that individuals have received fraudulent invoices that claim to be from Rappahannock County for zoning matters. We do not email invoices for zoning matters.
In many cases, scammers target people who have applied for planning or zoning permits. Victims may receive emails that appear legitimate and include real details such as property addresses, permit numbers, and even the names of actual local government officials. These messages often request payment for supposed permit fees and may instruct recipients to send money via wire transfer, peer-to-peer payment apps, or cryptocurrency — a common red flag for scams.
How to Protect Yourself:
• Be cautious of unexpected emails requesting payment for permits or government services
• Verify the sender’s email address — official local government emails come from a local government domain
• Do not send money or provide personal information without verifying
