The EDC recently sent an email update on the impact of new businesses like Terrain and others on our commercial tax base. We've created this infographic to further illustrate how Wayland compares to it's peers, how much land is actually available for development, and how we can think about growing the commercial side of Wayland.

Today the Economic Development Committee is pleased to provide you with FIVE important and exciting updates on the Route 20/Wayland Center corridor.

1️⃣. Wayland Village Plaza (aka the old Whole Foods plaza) has a potential new owner and tenant: Terrain (owned by same parent company as Urban Outfitters and Anthropologie) has proposed a farm-to-table restaurant, 175-seat event space, and an upscale outdoor furnishings and home decor store. Live greenery will also be sold in limited quantities. These will all be included in a full renovation of the existing plaza structure plus the dentist/Coldwell Banker building out front on Route 20. The project received key Zoning Board approvals this past week, and pending procedural building & operating permits, is planning to close on the property, construct, and open by next Spring/ Summer 2026. Below are a few images of their submitted plans.

Zoning Board conditions for the restaurant/ events include limiting operating hours, keeping noisy uses inside, and managing event traffic after 9pm to exit via Rt 20 instead of Pelham Island Road. Outside of zoning requirements, Terrain also agreed to limit competing uses like farmers markets and food trucks, and to allow continued local resident use of its parking lot as a cut-through to Rt 20, as a good new business neighbor.
This is a very strong anchor tenant that will draw consumers to surrounding businesses and improve the viability to rent/sell remaining unfilled retail spaces in the area.

2️⃣. The old Bank of America building (in front of Terrain) has a new use: A new Dunkin is planned to open in upcoming months, pending town approvals now underway. It's owned by a local family who also owns the Dunkin location in Cochituate. This Dunkin is planned to include a Jimmy John's sub shop to offer lunch/dinner options, and will keep and refresh the traditional design of the existing building.

3️⃣. Town Center is up for sale: The entirety of Town Center is now on the market for sale by owner Zurich (insurance). We expect a new buyer with experience in the retail industry may have a net positive effect, likely bringing a vision for improved activation of this central space in Wayland.

4️⃣. The prior Boston Sports Club space has a new tenant. United Volleyball Club Boston will be opening Fall 2025, offering a dedicated, state-of-the-art youth club volleyball training and game facility, the first in the Metrowest area, right here in Wayland. https://bostonuvc.com/club/wayland-announcement

5️⃣. The Council on Aging Community Center is having its grand opening on June 5th at 4PM! There's lots to do including the official ribbon cutting, an RSVP-only illusionist event, inflatables for the kids, food from local vendors, and lots of community celebration. Please mark your calendars to attend!

6️⃣How can you help?
We've received some great leads from the community on fast casual restaurants for remaining vacant bank buildings in town. With the Terrain project approved, we are finding an uptick in interest in the area. If you or someone you know is in the fast casual or restaurant space and is looking to expand, please feel free to connect us directly at [email protected].
