BOCOVINA ENTRANCE TREE BEAUTIFICATION PROJECT OVERVIEW
UNION LAKE ENTRANCE ON MONDAY - SEPTEMBER 23

PROJECT INFORMATION:
The Bocovina HOA Board has decided to proceed with Option # 2 on the Entrance Tree
Removal portion only. We are not removing and replacing the first 150' linear feet of the
subdivision entrance on Union Lake Rd. due to high costs from White Lake Townships'
excessive replanting requirements. By holding off on this front portion, we will save
approximately $31,000 to $40,000 on removal & new plantings. We will, however, be
removing the dead trees on the islands (Moldovia Dr. and Dacea Ct.), any trees interfering
with power lines, the dead maple tree on entrance island, and the rest of the dead trees
lining the Carpathian Dr. entrance up to the intersection of the Condos & Homesites. This is
approximately 76 trees in total. New plantings to replace these entrance trees and
damaged island trees will commence in May of 2025.
The timeline for removal is Monday September 23, 2024, at approximately 7:30 AM. Tree
removal should be completed by the end of that same day - allowing for Tuesday
September 24, 2024, for any additional stump grinding and cleanup.
While traffic flow will not be impeded at the Union Lake Rd entrance, we recommend
utilizing the Williams Lake Rd. entrance (Thru Autumn Glen) during the tree removal work.
On Carpathian Dr., we will have a flag man, a Board representative and Tree Committee
volunteers onsite during the process.
For your safety, we are requesting that all people (and their pets) stay away from the work
area until the work is complete.

VISUAL ROAD:
Tree circled in Red are determined to be diseased and will be replaced in this project.
HOMEOWNERS OPTION:
As a courtesy, Adrian's Tree Service has offered the same contracted price for individuals of
our community to remove any diseased Blue Spruce trees on their property for $300 per
tree. You may also have the stump grinding completed for an additional $50 per tree. Any
other landscape needs can be arranged directly with Adrian's by calling Shayla at 313-879-
8629. See attached document for specific details, restrictions and scheduling. NOTE: This
is a separate contract between the individual and Adrian's Tree Service and must be
scheduled before Tuesday October 8, 2024.

PROJECT COSTS:
The current cost for tree removal, stump grinding, cleanup and ground/soil leveling for
Phase 1 of Option # 2 is approved at $26,000.
The Bocovina Condominium Association is responsible for 33% of the project cost.
Bocovina Homesites and Bocovina East is responsible for the remaining 66%.
BUDGET:
Starting October 1, 2024, an additional 'Special Assessment' of $800 per household -
which can be paid in full or over a two-year period ($100 installments per quarter) will be
posted to everyone’s online HOA account. Annual dues of $300 per year will remain
unchanged. Phase 2 (new plantings) is budgeted within the special assessment amount.

On Monday, May 23, 2022, approximately 40 Chosen Vision golfers will descend upon the Country Club of Lansing to play at least 100 holes in a day. This is a fun-filled, exhausting day that raises funds to help support the care for the residents of Chosen Vision.

Hope you are doing well. There were some recent Larcenies From Vehicles in the subs off Williams that connect to yours (Heritage Hills / Parkview Heights). Those were the 1st week of May and will be in next month’s stats. The detective in charge is actively pursuing some leads in these cases. Please remind your citizens to keep all vehicles locked and follow the .

From Ken Mallory ... FYI. I would like to thank the HOA Board members (Kevin Oldham, Joe Cooper, Jim Collier & Joe Kotwicki) for taking the time and going above and beyond their normal duties to repair all the potholes in the subdivision. Based on the previous contractor prices and current estimates we saved the HOA at least $700 to $1,400.

Repairs that we did in prior years lasted at least one year and some multiple years. We may need a professional contractor next year to address some of the bigger areas. But as long as we can keep the streets in relatively good shape, the longer it will be before we have to redo the roads completely and incur a major expense.
