The Washtenaw County Board of Commissioners will hold two public hearings on Wednesday, October 21st at 7:00 p.m. at their regular meeting at 220 N. Main, downtown Ann Arbor, on each of the following Brownfield Plan Amendments:

310-312 E. Huron AC Hotel Brownfield Plan Amendment:
A Brownfield Plan Amendment is proposed for the AC Hotel at 300-312 E. Huron, Ann Arbor. The Board of Commissioners originally approved a Brownfield Plan for the property in November 2024, including $750,000 in developer-reimbursable environmental activities. The proposed Amended Brownfield Plan will add an additional $339,000 in developer-reimbursable infrastructure and utility costs.

Village of Ann Arbor Brownfield Plan Amendment:
A Brownfield Plan Amendment is proposed for the Village of Ann Arbor project, located south and east of the Pontiac Trail and Dhu Varren Road intersection, on a 77 acre parcel, in the City of Ann Arbor. A total of 613 new townhomes and apartments is proposed. The County Board of Commissioners approved the original Brownfield Plan in May 2023. However, the developer had to revise the site and adjust Eligible Activities based on new methane guidance from the State of Michigan. In the proposed Brownfield Plan Amendment the total proposed developer reimbursement will increase from $31M to $39M, and Eligible Activity categories have been amended.

PRESS RELEASE: Emerald Glen Housing Development Breaks Ground in Manchester

Last month, staff attended the groundbreaking for the Emerald Glen subdivision in Manchester. This project is a collaboration between the City of Manchester, Washtenaw County Brownfield Redevelopment Authority, and Allen Edwin Homes.

The subdivision will feature 30 new homes with 24 for sale and 6 for rent at 100% area median income (AMI) for 15 years.

This was the first project in Washtenaw County to use a new type of financing to fund infrastructure, utilities, parking, and to fill financial gaps for new residential developments. It also is the first Brownfield Project in the City of Manchester.
