45 days ago, we submitted a backup offer.

It was officially accepted and executed, and for the next month, everything looked good with the primary buyers. So naturally, we figured there wasn’t a chance in hell our backup contract would ever come into play.

Then came day 40.

Suddenly, things started falling apart. My phone was ringing. Text messages were coming in.
Was it actually happening??

And then… those buyers pulled a miracle out of their butts and got CLEAR TO CLOSE.

So just like that, we were out- again.

Gutted. Sad. All the things. My buyers REALLY wanted this house.

So I headed to the beach and, in a move that is extremely unlike me, actually put my phone down for a few minutes. 😂

When I finally pulled it out of my beach bag, blew the sand off, sat down under my umbrella and I saw:

CALL ME. URGENT.

The primary buyers didn’t show up for their closing. (No words…)

They told the lender and attorney they didn’t want the house. Their agent never called anyone.

But that’s another story. 👀

And just like that… our backup contract came into play.

We are officially UNDER CONTRACT on this beauty right here! 🏡❤️

This was one of the quickest start to finish events I’ve had in a long time. This client called the number on my yard sign and while my listing wasn’t the right fit for them, I quickly found one that was- it wasn’t on the market but the sellers had a plan in place. We were able to secure it before it hit the MLS!!🙌🏼

10 days came and went and it’s all a blur! And we accomplished so much in such a short period of time.

Yesterday was a full day with two closings back to back, but I got to end my day sitting on this front porch talking to my new friend and wishing her many years of joy in this adorable little ranch! Godspeed! ❤️🙏🏼
