Got off to a slow start, but the residential alteration permits really picked up over the summer.

We issued permits for the next phase of the project which includes renovations to some of the existing buildings. It’s a $20 million project.

Apartment construction remains busy in the Pikes Peak region, but new permit totals are actually down so far this year.

We have issued permits for 798 new units, a 14% decrease.

We currently have 4,110 units under construction right now.

Hey Mechanical contractors. We have seen a rash of contractors doing work that their current license does not allow so we wanted to put out a reminder of what some of the common licenses actually allow you to do here in the Pikes Peak region.

Mechanical Contractor A (Commercial) - This license allows a contractor to obtain permits for and perform the installation, replacement or service, and repair of gas piping, heating, ventilating, and air conditioning systems in any type or size of structure permitted by the Regional Building Code.

Mechanical Contractor B (Residential) - This license allows a contractor to obtain permits for and perform the installation, replacement or service, and repair of gas piping, heating, ventilating, and air conditioning systems in one- and two-family dwellings and accessory structures of not more than three (3) stories in height. You CANNOT do work in apartments or other commercial buildings.

Mechanical Contractor C-1 (Gas Piping Contractor) - This license allows a contractor to obtain permits for and perform the installation, replacement or service, and repair of gas piping systems and the installation, replacement or service, and repair of gas appliances not connected to duct systems. This license does NOT allow the holder to work on common vent systems connected to appliances with ducted air distribution, including fireplaces. You also CANNOT do work in apartments or other commercial buildings.

Heating Mechanic IV. This license allows the contractor to repair and service heating ventilation and air conditioning equipment and systems when employed by, and under the direction of a Mechanical Contractor A, B, C (except for Residential Remodeling), and D. Contractors can only work on equipment and systems that their license allows. The holder may also repair leaks in gas piping systems if the work doesn’t involve an alteration or a complete replacement of the piping.

The Parade of Homes starts TODAY! There are 34 homes to view this year and you have just over 2 weeks to check them out.

They are spread out in Colorado Springs, Black Forest, El Paso County, Monument, and there is even one home in Woodland Park.
