The Gilpin County Assessor’s Office wants to make sure our seniors in the community are aware of the Senior Homestead Exemption.

This exemption is available to homeowners who are 65 or older as of January 1 and who have owned and lived in their home as their primary residence for at least 10 consecutive years. The deadline to apply is July 15.

For qualifying homeowners, this exemption removes 50% of the first $200,000 of actual value.

💰 Reminder: Pay Overdue Property Taxes Before the Tax Lien Sale

If you haven’t yet paid your 2024 property taxes, please contact the Gilpin County Treasurer’s Office at 303-582-5222 to confirm your amount due.

📅 Important Deadlines:
• Certified funds (cashier’s check, money order, etc.) accepted through October 30 — postmarks count!
• Cash payments accepted until noon on November 17, 2025.
• Payments made after October 1 will include advertising fees.

Avoid having your property included in the tax lien sale—please make your payment as soon as possible.

The way your deed is worded matters more than you might think.

When you buy property, how you hold title determines what happens if one of the owners passes away:

Joint Tenants → If one owner passes, the surviving owner(s) automatically inherit their share. Usually, all that’s needed is filing a death certificate.

Tenants in Common → Each owner has a separate share that does not automatically transfer. It passes according to their will or estate, which means there will be extra steps for heirs. If there’s no will, the court must appoint a Personal Representative, and a Personal Representatives Deed will need to be recorded to transfer ownership.

If your deed doesn’t say either one → It automatically defaults to tenants in common.

It’s a small detail in the paperwork, but it can make a big difference for families down the road. If you’re not sure how your deed is worded, it’s worth taking a look.

Cindy has dedicated three decades to the Assessor’s Office, serving the public with professionalism, care, and commitment. To honor this achievement, we invite colleagues, friends, and community members to join us at the Old Courthouse, 203 Eureka Street, Central City.

As we review protests this season, our team is scheduling field visits to make sure our property records are up to date. This helps us find the most appropriate comparable sales and ensure fair valuations for everyone.

We recently reviewed a cabin that had been listed in our system as original 1954 condition. No updates on our records as no permit was pulled for the remodel. But during an inspection, we found significant improvements: new roof, siding, windows, and a full interior remodel. The original value in our records was $130,000. After correcting the information, the value was updated to $506,000.

On the flip side, we’ve also had cases where the condition of a property has declined since our last review and the value was adjusted downward after a field check.

The point is: we can’t assess what we don’t know. If updates aren’t reflected in permits, or if a structure has deteriorated, we may have inaccurate data. Field visits help us correct that.

This process isn’t punitive. It’s about getting it right.
