You can now contact our office at 352-341-6600 and speak with a member of our staff.

Calls should no longer go directly to voicemail unless all available staff members are currently on the phone or assisting other customers.

Did you forget to file for Homestead Exemption? Or did you recently discover you may qualify for an additional exemption?

If so, don't wait. You may still be able to apply before the September 8, 2026, Value Adjustment Board (VAB) petition deadline.

One of our field appraisers may have recently stopped by your property for one of the following reasons:

📬 Understanding Your TRIM Notice

🚨The TRIM Notices were mailed to Citrus County property owners last Friday, August 14th!

The image shown is a sample TRIM Notice and is for educational purposes only. Your 2026 TRIM Notice may look slightly different, but the information you're reviewing will be similar.

Today we're looking at the middle section of your TRIM Notice.

This is the only section of the notice that is the responsibility of the Citrus County Property Appraiser's Office. Our role is to determine the fair market value of your property and administer exemptions and classifications. We do not set your tax rates.

Here's what you'll find in this section:
🏡 Market Value & Assessed Value
Compare your property's 2025 and 2026 values.

💰 Assessment Limitations & Savings
If applicable, you'll see benefits such as:

Save Our Homes cap savings
Portability
Agricultural or other property classifications

✅ Exemptions
All exemptions that have been approved for your property, such as Homestead, Disabled Veteran, Widow/Widower, Disability, and others, will be listed here. Be sure to review them for accuracy. If it is left blank, you don't have any exemptions applied for.

📞 Your Appraiser's Direct Contact Information
One of the most valuable features of your TRIM Notice is the direct phone number for the appraiser responsible for valuing your property. If you have questions about your value, give them a call. They're here to explain how your value was determined and answer your questions.

📅 Value Adjustment Board (VAB) Petition Deadline
This section also lists the deadline to file a petition with the Value Adjustment Board if you choose to formally appeal your property's value.

Our goal is to answer your questions before you ever need to file a petition. If something doesn't look right or you simply want a better understanding of your value, please contact us first. We're always happy to review your property with you.

🎉 Today, we’re excited to welcome Brandon as the newest member of our Residential Appraisal Team!

Brandon comes to us with previous experience working in another Property Appraiser’s Office, bringing valuable appraisal knowledge and field experience with him. In his new hybrid role, you’ll find him spending time out in the field measuring homes, reviewing new additions following certificates of occupancy, and assisting with the residential appraisal process back in the office.

And what a time to join us, TRIM Season! 😅 It’s one of the busiest times of the year, but Brandon walked through the door with a great attitude, a willingness to learn, and a readiness to hit the ground running. We’re excited to have his experience and enthusiasm on our team!
