🌾 OWNERSHIP CHANGE & AGRICULTURAL CLASSIFICATION 🌾

Agricultural classification is not transferable to a new property owner. If a property is sold or ownership changes in any way, the new owner must file an application to continue the commercial bona fide agricultural use.

For example: if a father sells land to a family member, the classification will not automatically transfer. The new owner must apply on their own merit, even if the land has been in the family for generations.

👉 If the agricultural use of a property changes or is discontinued, it’s also important to notify the Property Appraiser’s Office.

🏡🏘️ April Housing Market Snapshot: Single Family + Townhomes/Condos

The market showed strong sales activity overall this April, but the story looks different depending on the property type.

📈 The Highs
• Single-family home sales jumped 20.9% year-over-year (341 vs. 282)
• Townhome/condo sales surged 71.4% (12 vs. 7)
• Median prices increased across both markets:
🔹 Single Family: $299,000 (+5.1%)
🔹 Townhomes/Condos: $177,500 (+14.5%)
• Single-family inventory tightened, creating stronger competition among buyers

📉 The Lows
• Sellers in both markets received slightly less of their asking price
• Homes are taking longer to sell—especially condos/townhomes:
🔹 Single Family: 55 days to contract
🔹 Townhomes/Condos: 108 days to contract
• Condo/townhome inventory remains high at 13.2 months supply, signaling a slower-paced market

💡 The Takeaway
Buyers are still active, especially in the single-family market where demand remains strong and inventory is tighter. Meanwhile, the condo/townhome market is seeing rising prices but slower movement, giving buyers more room to negotiate.

🎓What an exciting time of year graduation season is! Although it’s a bittersweet moment, seeing our once little babies now become graduating seniors fills us with happiness, pride, and just a little sadness all at the same time. We are honored to have staff members with such amazing kids whom we’ve had the privilege of watching grow up over the years, from newborns to young adults, and even some now having families of their own. That’s what makes the CCPA family so special. We are truly thankful for the sense of family we share here.

So, getting to celebrate two of our own CCPA family graduates on this incredible achievement is especially meaningful. Sophia, daughter of Mary Jackson, Assistant Director of Land Records & Technology Services, graduated from Lecanto High School, and Lacey, daughter of Brandy Strickland, Certified Residential Appraiser, graduated from Crystal River High School. We are so happy for both of you and your families!

Your kids didn’t reach this milestone on their own; they had amazing moms supporting, encouraging, and cheering them on every step of the way. The love, dedication, and sacrifices you made helped shape these wonderful young women into who they are today.

Congratulations, Sophia and Lacey! This is only the beginning of an exciting new chapter. We can’t wait to see all the incredible things you will accomplish. Dream big, work hard, and never stop believing in yourselves. The future is bright, and we know you are both destined for great things! 💙💛💚
