AMENDMENT 3 UPDATE

Florida Attorney General James Uthmeier has submitted rewritten ballot language for Amendment 3 following a Leon County court order.

The proposal itself has not changed — the update is to the ballot title and summary voters will see in November.

PREVIOUS TITLE:
“Save Our Homes From Excessive Property Taxes”

NEW TITLE:
“Increased Homestead Exemption; Lower Cap on Increases in Non-Homesteaded Property Assessments”

REWRITTEN BALLOT SUMMARY:
“This amendment increases the homestead exemption, for all non-school taxes, to $150,000 in 2027 and $250,000 in 2028, and adjusts for inflation thereafter. It requires the Legislature to prescribe a uniform procedure for counties and municipalities, for their respective levies, to increase the homestead exemption up to full assessed value, and allows special districts, subject to referendum approval, to do the same.”

Amendment 3 will go before Florida voters in November and requires 60% voter approval to pass.

Hi, this is Vickie Downs, your Collier County Property Appraiser.

Collier County property owners will receive a TRIM Notice in the mail beginning today, August 17. Notices are also available online at collierappraiser.com 📬

Your TRIM Notice, or Truth in Millage Notice, shows your property’s assessed value, exemptions, proposed tax rates, estimated property taxes, and public hearing information.

Please remember, the Property Appraiser’s Office determines property values and administers exemptions. We do not set tax rates. Those rates are established by your local taxing authorities. If you have any questions, please contact our office at (239) 252-8141.

Many people think we set property tax rates or collect property taxes—but we don't!

✔️ Administer property tax exemptions, including Homestead Exemption.
✔️ Maintain accurate property ownership and parcel records.
✔️ Provide property information and mapping resources to the public.
✔️ Ensure all properties are assessed fairly and equitably under Florida law.

Amendment 3 Update

A Leon County judge has ruled that the current ballot language for Florida's proposed Amendment 3, "Save Our Homes from Excessive Property Taxes," is defective and misleading, preventing it from appearing on the November ballot in its current form.

The judge found that the title and summary did not fairly and accurately describe the amendment's potential effects, including its impact on local government revenues. As a result, the Florida Secretary of State has been ordered not to place the current version on the ballot.

At this time, it is unclear whether the state will appeal the ruling or revise the ballot language within the court's 10-day deadline.
