Every project has many voices at the table, each advocating for their respective interest. Each brings their own priorities, and those priorities do not always point the same direction.

OUR SEAT IS NEXT TO THE OWNER and our job is to protect their goals, their budget, and their bottom line.

We do this by advocating firmly and diplomatically. That means keeping tough conversations productive, finding the middle ground that works for everyone, and making sure the project team remains a team.

Protecting the client and protecting relationships are not competing goals. They are the same job done well.

It is also why more than 80% of our work comes from REPEAT CLIENTS. People come back to the team that has their back and keeps the peace.

GreenBench is excited to welcome Ken Masri as Senior Project Manager, joining us out of our Philadelphia office.

Ken brings an impressive track record across retail, commercial, and large-scale real estate development, with senior leadership experience at many, high-end retailers. He has overseen construction and real estate programs spanning hundreds of locations globally, and brings sharp instincts around deal-making, capital management, and contractor oversight.

Big things ahead with Ken on the team. Welcome, Ken!

Big moment on-site at The Field School earlier this month!

The THINK Studio hit a major milestone with a topping out celebration alongside subcontractors, school officials, and the DAVIS Construction team.

Congratulations to everyone on-site and everyone behind the scenes who has contributed to this project. On to the next phase!

The GreenBench team made it out to Nationals Park this month, and even with a rain delay and a loss on the field, it did not matter much!

Getting everyone together outside of a project site or a conference room is always worth it. Cheers to more team events in the future!

Summer is in full swing across our educational portfolio, and The Field School is a great example of what a summer blitz looks like on the ground.

Progress on-site has picked up significantly, with a lot happening at once:

🔷 Building foundations are underway
🔷 Under slab rough-in is progressing
🔷 Site retaining walls are taking shape
🔷 Geothermal work is moving forward alongside athletic field subgrade prep
🔷 New field lighting installation

It is a busy, exciting phase for the project, and we are proud to continue supporting this one alongside DAVIS Construction and &Will.

More updates to come as the summer push continues.

Last week, members of our team had the opportunity to sit down with students from the Montgomery County Public Schools Summer Rise Program for a conversation about construction management. The session gave students a real look at what a career in this industry can be and what it takes to build the built environment around them.

We walked away just as energized as they did!

Thank you to Steel Toe Communications for pulling this together and to every student who came ready to engage. Cheers to your upward journey!

Summer construction season is here, and if you are a developer or property owner with a project on the horizon, the decisions you make now matter well into the fall.

Here are a few things worth thinking about before you break ground:

⬇️ Contractor availability is tighter than you think. If you are still searching for a GC in June or July, you may already be behind. Start those conversations early and have your scope buttoned up before you start bidding.

⁉️ Material lead times are still unpredictable. Certain mechanical, electrical, and specialty items still take months to procure. Identifying any pre-release items during preconstruction is one of the simplest ways to protect your schedule.

📑 Permitting windows vary widely by jurisdiction. If your project requires approvals in a new market or jurisdiction, build that uncertainty into your timeline now rather than discovering it mid-project.

⛈️ Heat and weather affect productivity. It sounds obvious, but summer conditions impact labor output on-site. Have a plan for how to recover from tough weather days.

The owners and developers who finish projects on time during summer blitzes are most always the ones who planned ahead - or partnered with an expert who showed them the way.

Sometimes the best business decisions are the ones you never planned to make.

GreenBench President and Chief Growth Officer Brett Snyder was recently featured on Breakout Moment with Christina May, in an episode called "No Big Bang: How Small Decisions Create Big Business Shifts."

Brett shared a candid conversation about how a single client request led our team into a new market, what it looked like to step outside our core work without a clear roadmap, and how that unexpected pivot ended up providing real stability when our primary market slowed down.

We may not be the ones directly responsible for safety on the jobsite each day, but we are invested in every project from the first meeting to the final walkthrough. That includes making sure everyone onsite goes home safely at the end of the day.

Construction Safety Week is a moment to recognize the impact of a strong safety culture in our industry.

To the contractors, project managers, superintendents, and trade partners across our portfolio, thank you for the work you put into keeping your sites safe.
