For many families, homeownership is one of the most important ways to build wealth over time.

The Habitat study found that Habitat's zero- or low-interest mortgage model helps homeowners build equity more quickly because more of each monthly payment goes toward the principal balance from the start.

That means a monthly housing payment can become more than a bill. It can become an investment in a family's future.

At Midcoast Habitat, affordable homeownership gives families the opportunity to build equity while staying rooted in the community. Over time, that equity can help create more choices, more security, and something meaningful to pass on to the next generation.

Did you know: A gift in your will or living trust is one of the simplest ways to leave a lasting legacy.

You can choose to leave Midcoast Habitat for Humanity a specific amount, a percentage of your estate, or a portion of what remains after your loved ones have been provided for.

A bequest allows you to:
* Maintain full control of your assets during your lifetime
* Provide for your family first
* Update your plans as your circumstances change
* Help future generations of local families build safe, affordable homes

Even a small percentage of an estate can make a meaningful difference. Please speak with your attorney or financial advisor when considering a charitable gift in your estate plans.

Building savings is not easy, especially for families already balancing high housing costs, rising expenses, and unexpected financial shocks.

The Habitat study found that Habitat homeowners built more liquid savings over time than similar non-Habitat households. The strongest gains happened when local Habitat affiliates continued financial education and support after purchase.

That finding is important because stability is only the beginning. Families need affordable housing, but they also benefit from continued support as they build savings, manage expenses, and prepare for the future.

At Midcoast Habitat, our goal is not only to help families become homeowners. It is to help make homeownership sustainable for the long term.

The Habitat study found that Habitat homeowners increased their credit scores by 22 points more than similar non-Habitat households.

That kind of improvement can matter in very practical ways. Stronger credit can help families access better loan rates, safer credit options, and financial products that may have once been out of reach.

Credit gains do not happen by accident. They are connected to affordable mortgage payments, preparation before purchase, and the stability that comes from having a predictable place to call home.

At Midcoast Habitat, homebuyer education and partnership are part of the process because a Habitat home is not just about getting into a house. It is about helping families succeed once they are there.
