This community expands access to housing near public transit, connecting residents to jobs, education, and opportunity. Montgomery County is working to deliver housing affordability.

From FY19 through FY26, the County’s investments in affordable housing have helped produce and preserve more than 10,000 affordable rental homes, creating real stability for seniors, working families, and neighbors across our community.

In FY26 alone, the County supported 1,983 affordable units with a record $143.9 million in loan agreements. These homes make a difference by:
• Expanding options for seniors and people in mental health recovery,
• Supporting working families who want to stay and grow their families within the County,
• Preserving existing homes so longtime residents aren’t displaced, and
• Growing mixed-income communities across the County, including in Rockville, Silver Spring, Bethesda, Takoma Park, and North Bethesda.

There is much work more to do, but this investment reflects a commitment to keeping Montgomery County a place where people of all incomes can build their futures. And with more projects already in the pipeline for FY27, the County is continuing to invest in housing that strengthens communities and creates long-term affordability.

The number of Troubled Properties is down in Montgomery County - Here’s the data.

DHCA’s new FY26 Troubled Properties Report is out, and the numbers tell a clear story: the number of rental units on the county’s Troubled Properties list has dropped 78% since FY24, resulting in 5,655 fewer units being classified as troubled (from 7,269 down to 1,614). At-Risk units are down 69% over the same period.

Two years ago, the county’s rent stabilization law tied rent increases to how well landlords maintain their properties. This report suggests it’s working: landlords are fixing violations more quickly to avoid rent restrictions and new reinspection fees.

Staff from DHCA Code Enforcement, Rent Stabilization, Asset Management, and Landlord-Tenant Affairs discussed the County’s laws and programs alongside colleagues from Montgomery County Office of Consumer Protection and Montgomery County Health and Human Services - MD. Thank you to everyone who joined and brought thought-provoking questions to the discussion.
