🚨BRIGHTON LE SANDS RESIDENTS – THE PROPOSED BRIGHTON LE SANDS MASTERPLAN IS BACK AGAIN!🚨
Here we go again! You just can’t make this up.
On Wednesday 2 September the City Planning & Environment Committee will consider Item CPE26.021. Council Officers want to reactivate Phase 2 to overdevelop Brighton Le Sands with high-rise towers. This is the exact process that was rejected by Councillors on 27 May 2026. That’s barely 3 months ago.
This is a clear attempt to reactivate Phase 2 as part of a process whose own economic study says 10 storey (and in places 20 storey) development is required for viability. Once Phase 2 is endorsed, the next logical steps are identifying specific streets and sites for height uplift. After that, unelected planning panels (not elected councillors) can approve individual high-rise applications.
❌ Phase 2 means consultants, “early engagement”, and a draft Masterplan built on a feasibility study that says commercially viable development needs around 10+ storeys in higher-viability areas and around 20+ storeys in lower-viability areas.
❌ Council Officers admit extra height and density “will be necessary to facilitate redevelopment.”
❌ The study area still covers the heart of our suburb, The Grand Parade, Sellwood Street, President Avenue and George Street. That’s the town centre, Bay Street and the surrounding residential streets.
❌ Once sites and streets are mapped for extra height, unelected planning panels can approve towers in your street. Pitting neighbour against neighbour. Our local amenity is gone. The face of Brighton Le Sands changed forever.
They tried this in May. The community spoke. This is an attempt to start the high-rise process all over again and transform Brighton Le Sands into another Wolli Creek or Chatswood.
