NeighborGood Partners' mission is to strengthen communities through housing, lending, and financial education. NeighborGood Partners—a Delaware organization based in Dover—was incorporated in 1955, began providing housing development services in 1976, added homeownership counseling in 1989, launched financial literacy training in 2005, and added default and foreclosure prevention counseling at the

end of 2007. During this time, NeighborGood Partners has become a leader in housing development of affordable apartments and homeownership services in Delaware, creating affordable housing alternatives and helping families with housing needs to access homeownership statewide.

Yesterday was a very special day at NeighborGood Partners as we celebrated the retirement of our longtime Resource Development Director, Marianne Gellman.

For more than two decades, Marianne has helped strengthen not only our organization, but communities throughout Delaware and beyond.

We were especially honored to have City of Dover Councilman Fred A. Neil join us to recognize Marianne’s years of service and contributions to our community with a proclamation from the City of Dover. And he brought one pretty incredible surprise: August 20, 2026 was officially proclaimed Marianne Gellman Day!

Marianne, thank you for everything you have given to NeighborGood Partners and for the resources and opportunities you have helped build throughout your career. We are incredibly grateful for your many years of service and very happy we had the chance to celebrate this milestone with you.

Your retirement is so well deserved. We wish you plenty of relaxation, happiness and new adventures as you begin this next chapter. Congratulations, Marianne!

Our CEO, Karen Speakman, spoke about the Accelerating Home Building Act and the opportunities it could create to reduce barriers, lower costs and help more Delawareans access affordable housing.

After more than a decade with NeighborGood Partners, Marianne Gellman is retiring!

Marianne joined our organization in 2014, when we were still known as NCALL, becoming our first Resource Development Director. During her time here, she helped strengthen and expand our approach to fundraising, building relationships with new funding partners and helping introduce individual giving as another way for people to support our mission.

Her work has touched many parts of NeighborGood Partners, from grant writing and fundraising strategy to board engagement, special events, communications, and long-term planning. Over a career spanning more than four decades, Marianne has written more than 1,000 grant proposals and case statements, bringing that experience and knowledge to our organization and the communities we serve.

As Marianne begins her next chapter, we thank her for her years of service and the contributions she has made to NeighborGood Partners. Please join us in wishing Marianne a happy and well-earned retirement!

What does our impact look like?

It looks like families becoming homeowners, neighbors staying in their homes, investments strengthening communities, and resources reaching the people and places that need them.

In FY2025, NeighborGood Partners continued our mission to strengthen communities through housing, lending, and education. From serving 1,660 families and households to helping create 200 new homeowners, these numbers represent real people, real homes, and real communities across our region.

For NeighborGood Partners, this certification reflects our continued commitment to helping individuals, families, entrepreneurs, and communities access the financial resources they need to build stronger futures. Around 2008, NeighborGood Partners made another investment in our future with the addition of solar panels at our headquarters. It was a forward-thinking decision that reflected our commitment to sustainability and responsible stewardship of our resources.

While our building has changed over the years, our mission has remained the same: strengthening communities and creating opportunities that last.
